Welcome to your perfect ski getaway in Springfield NH; a sprawling residential community with a quiet and scenic, natural environment.  Located less than 10 minutes off of Interstate 89 N Exit 12A, next door to the full service town of New London, you are conveniently placed for skiing the slopes at Mount Sunapee, popping over to New London or Proctor Academy or heading up to the many shops and restaurants that the Lebanon and Hanover area have to offer. With a contemporary look and clean lines, this lovely home offers the perfect combination of sophistication and laid back country charm. 
This comfortable home has a nice layout beginning with the living room, which is just off the entryway, and has plenty of room for the whole family!  With just the touch of a button, a stunning fireplace comes on for extra warmth during the day and a beautiful glow in the evenings; it is sure to be the place where everyone gathers!
The Kitchen and dining room are located on the left side of the home, and are connected by a sweet little bar that seats two. The kitchen is modern and fully stocked for cooking all your favorite Winter comfort foods. The dining room is across from the kitchen, it is spacious and lovely with a dining table for six, and boasts another stove that serves as a second fireplace, so you may dine with the cozy look and feel of a fire in the background. 
The first bedroom, also located on the main level, is quite roomy with a California King sized bed, a large closet, and TV.  This bedroom also has an attached full bath, with a bonus room/water closet that offers an extra toilet and shower, making it uniquely convenient for guests sharing the space. The laundry facility is located just off this bedroom, and is equipped with a washer and dryer. You will then find an additional entry point to the home leading to the backyard, where you will enjoy a covered porch area on the side of the home with seating and a propane grill. A large patio is located at the end of the home facing the backyard, displaying a stunning mountain view. Backed up to protected woodlands, you may take advantage of the many trails for hiking and snowshoeing, snowmobiling, following the lighthearted path of the meandering brook or perhaps you would like to unwind with a soak in the hot tub, sunken in so as to not interrupt any of the ambience the view provides.  Here you will enjoy amazing views while visiting with family and friends as they dine or play games at the outdoor dining set, or perhaps a quiet evening for two.
Back inside, as you head upstairs you will pass a small space used as a private computer station, just right for a quiet moment to catch up on work or a school project. Once upstairs you will find two bedrooms at either end of the long hallway, with a 3/4 bath in between. The bathroom has new amenities, with a large shower, toilet and sink. The first bedroom has a King bed, and the second has a Queen, each are quite spacious, with a unique shared closet creating a “secret passageway” and such fun for the younger crowd and the young at heart.

Note: Hot tub is tested and treated prior to Guest arrival.  Test strips and instructions for use are on site for you in the property binder.  
 
HOT TUB TERMS OF USE:
Although the hot tub is checked and prepared prior to Guest(s) arrival, the Guest(s) will use the hot tub at the Guest(s) own risk. The Landlord/Landlord(s) Agent does not make any representations of the safety of the use or the balance of the water of the hot tub.  The Landlord(s)/Landlord’s Agent will not be responsible for any injuries sustained by the Guest(s), and/or the Guest(s) occupants when using the hot tub.
Regular hot tub maintenance including, but not limited to: keeping proper water levels, emptying and cleaning maintenance equipment, conducting hot tub sweeps, and keeping correct chemical balance in the water, will be the responsibility of the Guest(s) for the duration of the reservation. If the guest does not accept these responsibilities required for hot tub usage, Guest(s) should not use or allow others to use the hot tub.
The Guest(s) is responsible for the general maintenance of the hot tub. This includes (but is not limited to) keeping the hot tub clean of debris, clean, neat, and covered when it is not in use.
The Guest(s) must immediately notify the Landlord(s)/Landlord’s Agent of any repair or maintenance that the hot tub may require.
The Guest(s) is responsible for the full cost that may be due for repair and/or replacement of the hot tub that is required as a result of negligence by the Guest(s), or the Guest(s) occupants.
No pets of any kind are permitted in the hot tub at any time.
The Guest(s) understands that the hot tub is strictly an amenity, and that the use of this amenity is not guaranteed under the terms of the Agreement. Any interruption or non-availability of the use of the hot tub will not violate any terms of the Agreement.
If the Guest(s) violates any part of this Addendum, the Guest(s) will then be in default of the Agreement. In the event of a default, the Landlord(s)/Landlord’s Agent may initiate legal proceedings in accordance with local and state regulations to evict or have the Guest(s) removed from the Leased Premises; as well as seek judgement against the Guest(s) for any monies owed to the Landlord(s)/Landlord’s Agent as a result of the Guest’s default.
